People screw up because they’re constantly chasing price, but really the real trick to real estate investing is being able to look at the true value of a property and only investing when the price is significantly lower than the value.

Once you know this, there’s only 3 steps to flipping real estate

1. Find that deal
2. Structuring and funding the deal
3. Closing & cashing out!

Rinse & repeat, reinvest the money you make and move on to bigger deals

Who is Tai Lopez? Does he have background in Real Estate?

Tai Lopez is someone who leveraged Google Adwords early to have massive success.

He bought a Adwords course back when it first came out for $500 and he took it and ran with it, he was working for an insurance company at the time and he used Adwords to dominate with that company.

Since then he has invested in a Nightclub business, online dating business & real estate.

He came to fame around Jan 2015, when he started spending millions on Youtube ads which is where most of us seen his viral ad that he shot in his garage with lambos and books in the background.

Tai Lopez most famous course is his Social Media Marketing course where he shows his students how to make money using Social Media, I personally had better success with lead generation using free traffic from Google though.

He has since ran social media ads for many other courses including personal development, bitcoin, & few more.

He also does partnership deals with other coaches that promote other kinds of coaching programs and he makes a percentage and these coaches are able to sell to Tai Lopez’s audience.

So what about this Real Estate Investing course? Does Tai know what he’s talking about?

The training is not done through Tai Lopez alone though he brings in other real estate experts to tell you more in depth theories and calculations about how to structure deals so that you can make sure you find investments that will produce positive ROI.

So its safe to say that Tai may not be the most high level real estate guy out there but he bring in other experts to help make this course legit.

Why People Fail in Real Estate

My mentor, Dan Lok says something very interesting about Real Estate and why people fail with Real Estate.

Its because you don’t have a high income skill which is capable of bringing stable $10K per month.

Without having this high-income skill, if something happens to your real estate property or tenant, and you don’t get your payment on time or tenant moves out and now you have to pay off the mortgage yourself or if toilet breaks and you have no money to fix it because your tenant disappeared into the night.

Now you’re fucked.

Because you have no high-income skill to offset these risks that exist in business or to fund your business.

Even Dan Lok invested in a mentor that first taught him the high income skill of copywriting first.

Even Tai Lopez invested in a course that taught him the high income skill of Google Adwords first. (Back in 2000).

My advice is to get a high-income skill that allows you to make $10K per month consistently before looking into investing in Real Estate or other types of businesses.

The best high-income skill in 2020 is lead generation, specifically for small businesses, why? because there is a great demand for it right now, as more and more people spend time on their laptop, tablets & smart phones. Small business owners are realizing they need online presence.

Conclusion

I personally believe one should invest in online business first before investing in real estate because it pays more, it pays faster & much less risk / upfront capital needed.

I think its great to have mentors like Tai Lopez or Grant Cardone if you get to a certain level where you can invest BIG.

But for most of us looking to build passive income flows, real estate is only cool when you begin investing in multi-family deals which are at least $250,000 per investment.

A lot of people with jobs still don’t have that kind of capital laying around.

Even if you did, if you don’t own a business first that has great cash flow I don’t think putting all your eggs in the real estate basket is that smart.
